The Project
An 80-room hospitality complex with integrated recreational facilities. The brief was clear: international-standard rooms, a conference centre, a pool, and a sports bar — all built to a standard that would compete with established brands in Lagos and Abuja.

The Asaba terrain required significant civil preparation before structural work could begin. We invested three weeks in soil stabilisation before laying the first foundation.
Supply Chain
Building materials in Delta State do not arrive with the consistency of Lagos. We established a forward procurement strategy, warehousing critical materials on-site months before they were needed.
Timeline Pressure
The client required a 14-month delivery. We met it in 13.
Key Decisions
- Steel-frame structure for the upper floors — faster erection time and reduced dead load
- Central plant room for HVAC — easier maintenance and lower running costs
- Modular bathroom pods — consistent quality across 80 identical units
Occupancy
Within 60 days of handover, the complex reached 85% occupancy. Within 120 days, it was fully booked for the next quarter.
